Security deposits are typically equal to one month's rent and are due at lease signing. Deposits are held per Idaho state law and returned within 21 days of move-out, minus any deductions for damages beyond normal wear and tear. A move-in inspection is conducted with you to document the property's condition.
Rent is due on the 1st of each month. There is a grace period through the 5th of the month. After the 5th, a late fee is applied per your lease agreement. If you're experiencing financial difficulty, contact Seth as early as possible to discuss options.

Early lease termination terms are outlined in your lease agreement. Generally, tenants are asked to provide 60 days written notice and may be responsible for a lease break fee or rent until a new tenant is placed.
