Overture Maps lists 4,352 places in Twin Falls that carry a street address, spread across 697 distinct categories. Sort those addresses by the road they sit on and the commercial shape of the town shows up right away. Blue Lakes Blvd N carries 442 addresses. Pole Line Rd carries 371. Main Ave carries 309. The fourth road, Falls Ave, drops to 221.

That ranking is worth having if you are sizing up a commercial space, because volume and category concentration are two different things, and the two largest roads by address count sit at opposite ends of both. Blue Lakes Blvd N is the flattest corridor in the set and holds no dominant trade. Pole Line Rd is the opposite, carrying close to half of every diagnostic services address in the city on one street.

Before any of that is useful, one thing has to be clear about what these figures are. They count addresses. They are not a rent survey, a vacancy report, or a traffic study, and the next section says so in detail before the table starts.

What this counts, and what it does not

Every figure on this page is a count of business addresses in the Overture Maps places dataset, filtered to the Twin Falls locality and bucketed by the road name inside the address text. The method note attached to that count is blunt about the consequence: it counts addresses, not storefronts, so a multi-suite building contributes several rows.

What follows from that is a short list of things this page is not, and cannot be made into:

  • It is not a vacancy rate. Overture carries no occupancy field, so nothing here says whether a single unit on any road is open or empty.
  • It is not rent, a lease rate, or a price per square foot. None of those figures exist in the dataset, and no number here should be read as a proxy for them.
  • It is not foot traffic, car counts, or revenue. A road that moves a lot of cars and a road with many addressed rows are not the same claim.
  • It is not square footage. The dataset has no size field, so a corridor with more addresses is not necessarily a corridor with more building.
  • It is not complete. Overture is good coverage, not exhaustive coverage, and a business without a street address in the data is not counted at all. Every corridor number below is a floor, not a total.

Two more mechanical points affect how the rows are grouped. Corridors are matched on the text of the address, so Main Ave collects Main Ave N, S, E and W as one road, while Blue Lakes Blvd N collects only the north-signed addresses and leaves out anything written without the N. Addison Ave E and Addison Ave W appear as separate rows for the same reason: they are written as separate strings, not because anyone drew a line down the middle of the road.

Where the numbers come from

Overture Maps is an open dataset of business points of interest, published by the Overture Maps Foundation, a mapping consortium whose steering members are Amazon, Meta, Microsoft and TomTom. It is republished on a monthly cycle and downloadable without an account. The figures on this page come from release 2026-08-19.0, with the Twin Falls corridor counts run September 2, 2026.

That provenance is the reason to trust the table rather than a claim about local familiarity. The file is public, the release is versioned, and a reader who disagrees with a number can pull the same release and re-run the same count.

These twelve roads carry 2,422 addresses between them, 55.7 percent of the 4,352 citywide. The other 44.3 percent is spread across every other street in town, none of them large enough to make this list.

Blue Lakes Blvd N is wide, not deep

Blue Lakes Blvd N leads by a wide margin: 442 addresses, 71 more than the second road and 4.29 times what Cheney Dr carries. It holds 10.2 percent of every addressed place in the city on one street name.

What it does not have is a dominant trade. The top six categories are fast food restaurants and car dealers tied at 11, mobile phone stores and coffee shops at 9, and barbers and gas stations at 8. Those six add to 56, which is 12.7 percent of the road. That is the flattest top six of all twelve corridors on this page, and the single largest category on the road accounts for only 2.5 percent of it.

For a tenant that cuts both ways. Retail, food and vehicle trades are clearly normal on that road, and no single category dominates it. The trade-off is that the road name alone tells you very little about what sits next door.

Pole Line Rd is the medical corridor

Pole Line Rd is second by volume at 371 addresses, and first among the twelve for single-category dominance. Diagnostic services alone accounts for 61 of them, which is 16.4 percent of the road and 49.6 percent of the 123 diagnostic services addresses in the entire city. Roughly half of one citywide category sits on one street.

The rest of the top six continues in the same direction: internal medicine at 10, the general health and medical label at 10, surgeons at 10, pediatricians at 9, and hospitals at 8. Together those six reach 108 addresses, 29.1 percent of the road. Not one retail category appears in the list. Two smaller roads, Filer Ave at 32.0 percent and Falls Ave at 31.2 percent, have a tighter top six than Pole Line Rd does, but neither carries anything close to a 61-address category.

The eight hospital rows are a useful reminder of the address caveat. A hospital campus can carry several addressed rows, so eight is a count of address records, not eight hospitals. The signal is still real: a medical or medical-adjacent tenant on Pole Line Rd is surrounded by peers, and a general retailer is not.

Main Ave, Filer Ave, and the personal-service roads

Main Ave is third at 309 addresses. Its largest category is beauty salons at 20, which is 23 percent of the 87 beauty salon addresses citywide. Behind that come real estate agents at 11, automotive repair at 7, and dance schools, professional services and thrift stores at 6 each. The top six reach 56 addresses, 18.1 percent of the road, so it is more concentrated than Blue Lakes Blvd N but still mixed.

Filer Ave is smaller at 122 addresses and the most concentrated road in the set. Its top six total 39, which is 32.0 percent of everything on the street: real estate agents at 15, hair salons at 7, dentists and barbers at 5 each, churches at 4, and real estate services at 3. Roughly a third of that road is accounted for by six labels.

Where real estate and professional services cluster

Falls Ave holds 221 addresses and the largest single-category figure outside Pole Line Rd: 29 real estate agents, 13.1 percent of the road and 25.9 percent of the 112 real estate agent addresses in the city. Health and medical follows at 12, beauty salons at 9, community services and nonprofits at 7, diagnostic services at 7, and colleges at 5, for a top six of 69 addresses, or 31.2 percent.

Add Filer Ave's 15, Main Ave's 11, Shoshone St's 9 and 2nd Ave's 4, and 68 of the city's 112 real estate agent addresses sit on five roads. Shoshone St, at 125 addresses, rounds out with churches and insurance agencies at 6 each and banks, property management and electricians at 3.

2nd Ave is the flat case. Its 137 addresses produce a top six of just 21 rows, 15.3 percent of the road, with nothing above 4: professional services, community services and nonprofits, and real estate agents at 4 each, then lawyers, furniture stores and insurance agencies at 3. That is the second-flattest corridor of the twelve. Only Blue Lakes Blvd N, at 12.7 percent, is flatter, and it is more than three times the size.

The four smaller corridors, and what actually sits on them

Four corridors land between 103 and 153 addresses. Two of them read as vehicle and fuel roads once you look at the category lists rather than the totals. The other two do not, and they are worth printing alongside so the difference is visible.

The citywide totals do show a vehicle pattern, but the largest share of it runs through Blue Lakes Blvd N rather than through these four roads. Twin Falls has 33 gas station addresses, and 23 of them sit on four roads: Blue Lakes Blvd N with 8, then Addison Ave E, Kimberly Rd and Addison Ave W with 5 each. Of 38 car dealer addresses, 23 sit on Blue Lakes Blvd N with 11, Kimberly Rd with 5, Addison Ave W with 4 and Washington St with 3.

What kind of town this is, by category

Across the whole city, 4,352 addresses spread over 697 distinct categories, an average of 6.2 addresses per category. The largest category, diagnostic services at 123, is only 2.8 percent of all addressed places.

The rest of the leaders run: real estate agents 112, health and medical 107, beauty salons 87, automotive repair 62, churches 54, insurance agencies 51, professional services 46, dentists 44, community services and nonprofits 43, car dealers 38, contractors 36, hair salons 35, then gas stations, central government offices and spas at 33 each, restaurants and shopping at 32, Mexican restaurants at 31, tattoo and piercing at 30, convenience stores and fast food restaurants at 29, ATMs and massage therapy at 28, and property management at 27.

Those 25 categories together account for 1,203 addresses, 27.6 percent of the city. Almost three quarters of the addressed places in Twin Falls fall into the other 672 categories. Four blocks recur through the leaders: health, personal care, property, and vehicles. That is the commercial character of the town in one sentence, and it is visible in the corridor lists as well as the citywide one.

How to use this before you sign anything

Three questions this data answers reasonably well. Where is address density highest, which is the first table. What kind of trade already sits on a given road, which is the top-six list for each corridor. And whether a category is already heavily concentrated somewhere, which is why the diagnostic services and real estate agent figures are worth checking against your own line of work.

One caution on that last point. A category missing from a corridor's top six is not proof that the category is absent from the road. It only means the category did not place in that road's six most common labels. Absence from a short list is weak evidence, and it should not be the basis for a decision on its own.

Three questions this data cannot answer at all: what space is currently available, what it costs, and how many people pass the door. Those come from listings, from a landlord, and from a traffic study, in that order. Address density is context for those conversations, not a substitute for them.

Questions people ask

Does 442 addresses on Blue Lakes Blvd N mean 442 businesses?
No. The count is of address records, not storefronts. A multi-suite building contributes several rows, so 442 is the number of addressed places the dataset names on that road, not a count of separate operating businesses.
Does any of this tell me what commercial space is available or what it costs?
No. Overture carries no vacancy, rent, lease rate or square footage field. Nothing on this page should be read as a price, an availability figure, or a signal about either. Those come from listings and from the landlord.
Which corridor is the most specialized?
